Duration of Training:   Two separate 3 hour modules on different days

Course Objectives:

  1. Able to define what exactly is ASB? Understanding the definition and applying the reasonableness test.

      2. Understanding the difference between ASB and Crime.

     3. Understanding who can deal with, support and assist with ASB a variety of circumstances - unknown and hidden

tools by agencies underused and available.

     4. Recognising early actions that landlords may be able to take to prevent ASB from becoming a bigger issue.

     5. Understanding the Section 8 Notice grounds for possession relating to ASB (in preparation for the loss of S21).

6. Recognising the signs that a tenant or resident is vulnerable from ASB and what can be done to support them.

What is ASB? – When ASB is caused by tenants and also when tenants experience and are victims of ASB.

 

  •          Legal definitions regarding ASB, civil law versus criminal law.

     

  •         Who else needs to know about ASB and what help can they provide?

     

  •         Investigating alleged ASB cases, use of documentation and records.

     

  •         Non legal actions landlords can use to address ASB caused by tenants.

     

  •        ASB Crime & Policing Act 2014 – the new tools to manage ASB and to prevent reoccurrence.

  •        Role of local authorities, police and social landlords and use of new tools available.

  •       Use of Section 21 and Section 8 Possession processes for serious repeated ASB by tenants.

     

  •        Handling tenants who are victims of ASB – who can help and provide support?

  •        Review of ASB case studies involving landlords and tenants
